Backing the UK

With almost £400 billion in assets under management, we're one of the UK’s most significant long-term investors.

We plan to invest £25 billion over the next decade to support national growth and long-term economic resilience. We already have £22 billion in UK real assets.

We deliver purpose-driven investments:

UK’s largest insurer with long-term capital and deep roots in communities

Experience in developing public-private partnerships

Investment aligned to social and economic value, not just short-term return

Supporting pensions, public services and place-based regeneration

Investments that drive local growth

Backing Britain’s policy agenda

We're investing in homes, jobs and regeneration across the UK - in places like Macclesfield, Stoke and Stirling. The projects bring private capital into public priorities, help level up local communities, and unlock long-term value.

Our projects are designed for the future. From Passivhaus homes in Barnet to solar powered health hubs in Cardiff, we are helping to decarbonise housing, power and transport - building a more sustainable, resilient UK economy.

We back the UK’s long-term capacity to grow. That includes R&D hubs, lab and life sciences infrastructure, digital networks and skills investment - all supporting the Government’s ambitions around innovation and competitiveness.

Real impact, real places

Our investments are building a stronger, more resilient country.

Belfast

Affordable housing: In 2022, Aviva Investors supported a £100 million funding package for Clanmil Housing Association in Northern Ireland, alongside iA Financial Group and Pension Insurance Corporation. The investment is enabling Clanmil to deliver 1,400 new affordable homes by 2026, supporting its five-year strategy and boosting social housing supply in communities across the region.

Cambridge

Deep tech growth: Aviva Investors committed £15 million to Cambridge Innovation Capital’s £100 million Opportunity Fund, which backs high-growth life sciences and deep tech companies. The Fund has already supported pioneers like Pragmatic Semiconductor and Riverlane. The investment underscores Aviva’s commitment to long-term innovation and growth in the UK’s most advanced tech ecosystem.

Cambridge

Powering next-gen health innovation: Aviva Ventures participated in a $27 million Series E round for Owlstone Medical, alongside Ventura Capital and the Gates Foundation. The funding supports clinical trials for early lung and liver disease detection and enables the rollout of a handheld breath analyser for digestive health. The investment reflects our commitment to high-impact UK health tech.

Cardiff

Low carbon Cancer Centre: Aviva funded the new Velindre Cancer Centre in Cardiff, designed to be one of the UK’s most sustainable hospitals. It will use electric-only systems and air source heat pumps to reduce operational emissions. This project merges health infrastructure with climate conscious design.

Coventry

Decarbonising transport networks: Aviva provided £65 million to Zenobe to support its ambition to expand electric vehicle and fleet charging infrastructure in the UK, including in Coventry. This includes delivery of 130 new electric buses to help decarbonise urban transport. The project is part of our commitment to backing clean transport solutions.

London

Build-to-rent: Aviva Capital Partners is partnering with Barnet Council on a landmark Build-to-Rent scheme at Bunns Lane, Mill Hill. The project will deliver 130 new homes, half at affordable rent, on council-owned land. Designed to be net-zero in operation, it will cut emissions by over 80% and exemplify sustainable, community-focused urban regeneration.

London

Greening commercial buildings: Aviva acquired and refurbished Curtain House in Shoreditch under its Climate Transition Real Assets Strategy. The aim is to improve its EPC from E to A, avoiding the release of 3,000 tonnes of CO2 versus a rebuild. It reflects our strategy to decarbonise assets.

London

World-leading Cancer Research Hub: Aviva Capital Partners and Socius are jointly developing the London Cancer Hub, a global centre for cancer research and treatment. The state-of-the-art district will deliver significant social and economic benefits, including around 13,000 highly skilled jobs across health, science, education, and construction, and help position the UK at the forefront of life sciences innovation.

Manchester

Investing in Manchester: From £300 million invested in St John's as part of a major regeneration project, to more than 200 paid roles through Factory Academy and £200 million financing towards a major infrastructure project providing water to Greater Manchester, we're investing in people and place to help Manchester get ready for the future.

Manchester

Aviva Studios - backing cultural regeneration: Aviva is the principal partner of Aviva Studios in Manchester, the UK’s largest cultural investment since the Tate Modern. Opened in 2023, the venue has welcomed over 1 million visitors and is expected to generate £1.1 billion for the local economy. Our investment is helping transform the surrounding district into a creative and commercial hub.

Manchester

Early-stage life science and deep tech: Aviva Investors invested £15 million in a £50 million round for Northern Gritstone, helping scale university spinouts in AI, gene therapies, semiconductors, and more. This brings Northern Gritstone’s total permanent capital to £362 million. The investment highlights Aviva’s commitment to regional innovation and place-based deep tech growth across the North of England.

Milton Keynes

Energy efficient family homes: Aviva Investors’ single-family housing platform has helped to fund 212 new homes in Milton Keynes and 101 more in Cambridge, as part of a 1,400 home programme. Homes are built with energy efficiency in mind, featuring heat pumps, EV chargers, and high EPC ratings. This supports both families and the transition to net zero housing.

Norwich

Urban regeneration: A landmark £350 million partnership with Norwich City Council will regenerate the long vacant Anglia Square site. The project will deliver 1,100 new homes, community facilities, and mixed retail creating over 3,500 jobs. The investment supports one of the UK’s most deprived regions, unlocking growth, opportunity and sustainable urban renewal.

Perth

Solar panel powered: Aviva’s Perth office now runs fully on renewables, including existing solar panels - one of the largest renewable installations of its kind in the UK. The site is a model for Net Zero workplace operations and supports the Scottish Government’s low carbon infrastructure transition programme nationally.

Scottish highlands

Reviving the Scottish Highlands: Together with The Woodland Trust Scotland and The Assynt Foundation, Aviva is working to revitalise 44,000 acres in the north-west Highlands, including creating up to 2,500 acres of new woodland in the next decade, restoring up to 1,000 acres of ancient woodland, including Scotland’s northern lost rainforest, and building a more resilient landscape that supports wildlife and local communities for generations to come.

Stirling

Sustainable business park: In 2021, Aviva provided £22 million to forward-fund new office facilities at Kildean Business Park. The building is BREEAM ‘excellent’ rated and offers 77,000 sq ft of environmentally conscious workspace and will incorporate a range of measures to ensure the wellbeing of staff in the workplace. The investment reflects Aviva’s commitment to regional commercial development with strong ESG credentials.

UK west coast

Saving the UK's rainforests: Temperate rainforests once stretched from Cornwall to the west of Scotland. Today, they cover less than 1% of the UK. In 2023, Aviva donated £38 million to the Wildlife Trusts to support their work restoring the UK's temperate rainforests.

Yorkshire coast

Offshore wind investment: Aviva invested £400 million in Hornsea 1 offshore wind farm, which has a capacity of 1.2 GW and has created 2,300 jobs. The company has invested £1.7 billion in renewables to date, supporting 5.5 GW of capacity. Hornsea 1 is a flagship asset in Aviva’s low carbon infrastructure portfolio.
